May is the month the Cape Coral data thins out, season ends, the snowbirds fly north, and our usual city-level closed-sale report skipped the month. Cape Coral's own closings have since been pulled and lead the table below: 546 in May 2026 against 586 a year earlier, down 6.8%, the only negative month of 2026 so far. Corrected August 15: a city-level May median was published, by the Royal Palm Coast Realtor Association ($385,000, up 4.1%). The correction and the full RPCRA table are below. The price detail remains a county read, clearly labelled: Lee County's single-family median hit $380,000, up 1.3% year over year, on 1,479 closings, up 2.5%.

This month’s table above uses Lee County MLS single-family figures and Realtor.com metro listing data, because our usual city-level source did not publish a May Cape Coral report. Where a Cape-only number exists we say so.

The figures here are as first published, and we do not reissue a correction for a routine restatement.
That positive sign matters, with one caveat worth stating plainly: it is a Lee County median, and April’s flat reading was a Cape Coral city median, so the two are not one streak. On the county series itself the median actually eased $10,000 month over month, from $390,000 in April to $380,000 in May, even as the year-over-year sign turned positive. Inventory county-wide was down 14.8% at 7,936 single-family homes, or 6.4 months of supply, and homes went under contract in a median of 53 days.
On the listing side, the metro's median asking price eased to $399,000 from $399,600 in April, with 11,347 active listings and 3,700 price-reduced. Still a market where a lot of sellers are chasing the buyer down. Mortgage rates were the quiet good news: Freddie Mac's 30-year average sat between 6.36% and 6.53% through the month. Condos remained the soft spot at a $300,000 county median, down 3.2%, though supply there improved to 8.9 months from the roughly eleven months February recorded.

Fresh from the Cape: May 2026
Jaycee Park's grand reopening, and 50th birthday
The city threw the party on May 9, 4 to 9:30pm: live music, free food, and an outdoor screening of the live-action Lilo & Stitch. The $18.7M rebuild delivered an elevated Caloosahatchee boardwalk with Cape Coral Bridge views, a band shell, three playgrounds including the splash pad, beach volleyball and 425 new trees. Five shuttle lots handled the crowd.
Cape Coral Parkway East goes to six lanes
Construction started the week of May 11 on a $2.37M widening between Coronado Pkwy and Del Prado Blvd: six continuous lanes, resurfacing and restriping, nine new signal heads, median removal and longer turn lanes. Crews work off-peak, 9am to 3:30pm, with completion expected in fall 2026.
Hurricane Expo before the season
The city's free annual Hurricane Expo ran May 30, 9am–1pm at the German American Club, with 30-plus organisations including LCEC, the Coast Guard and Lee Health, a forecasting talk from WINK meteorologist Katie Walls, and evacuation-zone and kit-building giveaways. Yacht Club rebuild, priced in phases
Late in May the rebuild was scoped at roughly $164M of core infrastructure: about $38M for Phase 2 (fuel system, utilities, beach amenities), $25M for Phases 3–6 (harbormaster building, docks, restrooms) and $94M for Phases 7–9 (parking garage, community centre, resort pool). The facility has been offline four years since Ian.
Silver at regionals, and a Memorial Day tradition
Cape Coral Rowing Club's Brooke Bunch and Sofia Mayus took silver in the Women's Pair at the USRowing Southeast Regional Championship on May 10–11, earning a Youth Nationals berth two weeks after winning the state title. On May 26, the 45th annual Memorial Day ceremony at the Veterans Honor Garden brought a missing-man flyover, crossed aerial ladders and a Gold Star wreath. Business-side: Busey Bank returned to a permanent 5,560 sq ft branch on Del Prado.
