Across the Cape Coral Region, RPCRA put the July 2026 median at $400,950, up 10.1% on the year, with supply down to 4.4 months. Off the water it is the same discipline pointed somewhere else: the lot, the lanai, the roof and the drive, whichever of those is the real reason to buy the house.

Lee County single family homes under $1M are averaging 118 days on the market as actives and 87 once they go under contract, selling at 96.7% of list (Myers Group FL, Southwest Florida market report, 15 August 2026). Priced right, a home is still moving. Condos are a different market: 153 days as actives, 111 once under contract, and 94.6% of list. Insurance costs, HOA fees, reserve funding and the post-Surfside inspection rules are what buyers cite most. If your property is a condo, the price and the marketing both have to work harder from day one, and we will say so before you list, not after 100 days on the MLS. How the sale actually runs

Before any of it we walk the property with you, agree what is worth putting right and what is not, and build the number off what has actually sold on comparable water. Then photography, video and the listing copy go out together, followed by the MLS, the portals, and direct outreach to the agents who already have buyers on your kind of water. You get showings and honest feedback while the listing is still fresh. When offers come in we tell you what each one is really worth after inspection, appraisal and terms, not just the headline number.

Before you spend money on it
