Stars Vacation Rentals is our affiliated company: same owners, same local team, same office as the brokerage. That means the advice you get from us on a rental property is not a guess dressed up as expertise. It comes from the team that is already pricing calendars, checking in guests, and turning over cleanings on homes across Cape Coral, every week, right now.
When we stand in a house with you, we are not only looking at the view, the kitchen and the square footage. We are looking at how the place will photograph, how many people it really sleeps, what it will cost to keep, what will be awkward to clean, and how it compares with the homes we are already managing. That is the difference between an agent who sells you a house and a team that also has to make it rent.
You do not have to use both sides of that to work with us. Using C&K does not require Stars, and using Stars does not require C&K; plenty of our buyers use one and not the other. We say so plainly because it is true, and because it is exactly why you can trust the rental numbers we give you: we have nothing to gain by inflating them.

What makes a home rent well here
There is no single feature that does it, and anyone who tells you otherwise is selling you that feature. There are patterns, though, and they are consistent:
- A pool and an outdoor room worth sitting in. Heated pool, screened lanai, and enough space to eat outside and stay out after dark.
- Water that adds something to the stay. A canal view is worth having. Gulf access with a dock a guest can actually use is a different proposition again.
- A layout that suits a group. Bedrooms, bathrooms and real beds. A house that sleeps eight comfortably is not the same as a house that sleeps eight on paper.
- Condition and furnishing. Guests choose from photographs, then arrive and compare. Bright, tidy, well kept homes photograph better and set an expectation the stay can meet.
- Where it is. How far it is to food, shopping and the marina villages in SW Cape Coral, what the street itself is like, and how easy the house is to find and get to.
And sometimes the answer is: not this one. A house can be lovely and still be the wrong rental, because of the layout, the association rules, what it will cost to maintain, or because the arithmetic does not work. We would rather say so before you buy it than after.
What happens after you buy it
Our job as a brokerage ends at closing if that is what you want it to. If you would rather not run a rental from another state or another country, this is where Stars picks it up, and it is worth knowing what that actually means.
Stars takes the house from an empty second home to a working rental. Setting the property up and photographing it, building and keeping the listings, pricing the calendar through the season, taking the bookings, answering the guests, cleaning between stays, checking the home before an arrival and after a departure, dealing with maintenance when something breaks, and accounting back to you through an owner portal you can log into. The registration, licensing and lodging-tax side is handled as part of onboarding, and Invest sets out what that involves and what stays in your name.
We are local, so it does not stop at answering messages. The cleaners, the maintenance and the person who walks through the house are here in Cape Coral, working out of the same office as the brokerage, on the same phone number.
You still own it and you still decide when you want it. Block your dates, come over, use your own house. When you leave, we pick it back up.
The compliance side, already handled
Short-term rental rules, registration, state licensing, minimum stays and tax treatment: we know all of it, ordinance number and date, because we run this every day through Stars. We also check the HOA or community restrictions on a specific address before you make an offer, rather than after you own a house you cannot rent the way you intended.
The one line we still draw: we can explain how the rental operation works, but we are not your accountant. For anything specific to your own tax position, that conversation is with a CPA, and we are glad to point you to one.
