What is your home actually worth?

Not an automated estimate keyed off the tax roll. A figure from someone who will look at your canal, your bridges and your dock before giving you one.

Why an algorithm can’t tell you what your home is worth

Type your address into an automated estimator and you get a number back in half a second. That speed is the tell. An automated valuation model works from the tax roll, square footage, and whatever closed nearby, whether or not those sales actually compare. It was never built to understand a waterfront canal home, and on a Cape Coral property it misses the five things that actually decide what a buyer will pay.

  • Canal access and tier. Sailboat access with no fixed bridges, Gulf access with one or more bridges, freshwater with no route to open water, or off-water: each tier carries a real and different premium. An algorithm reading “waterfront” off a listing field cannot tell a bridge-free sailboat canal from a dead-end freshwater ditch, and the price gap between them is often six figures.   • Bridge count and air draft on the route. Two homes a street apart can have different real access if one sits before a low fixed bridge and the other after it. That is a route calculation across the specific canal system, not a data field any automated model has access to.
  • Seawall condition. A cracked, undermined or aging seawall is invisible to a model that only reads square footage and bedroom count, and a full replacement on a standard lot is commonly a five-figure project.   • Dock and lift. A well-built dock and a lift rated for the boat it will actually carry make a canal home a different property from an identical house with a bare seawall. No automated valuation prices that difference, because it has no way to see the dock at all.
  • Flood zone. Flood zone designation changes what a buyer’s insurance actually costs, and that shapes what they can offer. It is one more input an automated estimate either ignores or pulls from a data layer that does not match the parcel. See our flood zones and insurance guide.

An algorithm has no way to weigh any of this against the others. What comes back is an average built on averages, and averages are exactly the wrong tool in a market this specific to one canal, one bridge, one seawall. We walk the property, read the water it sits on, and give you a number built on what is actually there, not on what the tax roll says.

The market you are actually selling into

August 2026, Lee County single family homes under $1M: 6,053 active listings, 118 days on market for actives, 96.7% list-to-sale (Myers Group FL, Southwest Florida market report, 15 August 2026). That is a buyer’s market, plainly stated. Buyers have room to be selective, and a home priced even slightly wrong can sit for months while a correctly priced one down the street still moves.

An automated estimate cannot see any of that either. It is built on trailing sales and national patterns, not on what six thousand other Cape Coral sellers are competing against this month. Getting the number right the first time matters more in a market like this one than it did when almost anything sold in days, because every week spent at the wrong price is a week spent losing leverage to the homes down the canal that priced correctly from the start.
